Two styles of elegance: an outstanding renovation

What we love about this home:
There is so much to love. The sense of space that the vaulted ceiling provides, watching the fireworks during the summer from upstairs, in the comfort of our home on New Years Eve especially. We love the orientation of the home because it never gets too cold or too hot – the south facing rear windows mean you always get light, but because they are 8.38mm laminated glass, the thermal performance is sensational. In the winter, we love the double sided fireplace. Kids can do homework on one side, while we watch TV on the other. Then you can turn it off by about 8pm and retreat to the toastiest place upstairs. We also love the quality of the build. We used MLB Period Building Renovations (Michael Bland) who is an HIA Accredited Greensmart Builder. Everything is to the highest specification and the house is actually over-engineered. We have never had to have him back to fix a single thing and the house just hasn’t moved.
All the fixtures and fittings are absolute luxury. Grohe tapware, soft close toilet seats, integrated ironing board, vented dryer – every detail has been kept in keeping with the style of the home, and most of the items in it have been purchased from Schotts. We haven’t cut any corners, everything has been thought through.
The interior is decked out also in Gyprock Soundcheck so that very little noise transfer happens between rooms and from outside in. It becomes an island paradise in the middle of the hustle and bustle of Brunswick.
We are very proud that we have taken a very dilapidated house and created something beautiful. The entire builder’s folio is provided for the new owner (kitchen drawer) to reference.
As a result of careful selections, heavy insulation and the thermal performance of the windows, this home is actually extremely inexpensive to heat and cool. We also never turn lights on during the day due to the natural light and thoughtful placement of a skylight in the walk in robe. Electricity bills in the middle of summer are as little as $300 a quarter.
What we love about this suburb:
We love the location of this home. It is close to 3 trams, 2 buses and a train. Tram 8 goes down Lygon St and heads to Toorak. Tram 19 on Sydney Rd and tram 55 to the Zoo and beyond. The Upfield train line is not as crowded as other metro train lines and all options are under 1 km away.
Buses on Albion St head west to the three best private schools in the North West – PEGS, Lowther Hall and St Columbas and they are only 4 kms away. The bus on Moreland Rd goes straight to Ivanhoe Girls and Ivanhoe Grammar School.
It is the inner city buzz, the cafes everywhere, Don Bosco for the kids at the end of the street, food trucks on the park and the redevelopment and gentrification happening. It is the most awesome place to go walking and find new cafes and places opening all the time.
So from the specific location of our home, you can still send your kids easily to the best private schools and be in the inner city buzz, but in your own sanctuary where you close the door and the buzz disappears.
Why we are selling:
We have a rapidly expanding business and need a separate home office from the main house. This is really the only reason we are selling.
