Stunning fusion of classic and contemporary
The timeless elegance of its rendered facade gives way to a luminous interior showcasing two generous bedrooms (large master) with BIRs sharing a stylish central bathroom with fully-tiled shower and separate powder room – both with stone-top vanities. Flanked by wall-to-wall windows, the adaptable open-plan living/dining area is further enhanced by a stone-bench kitchen with 900mm cooking appliances, integrated dishwasher, concealed fridge/freezer and adjoining butler’s pantry/laundry. Hydronic heating, split-system a/c, double-glazed windows and solar power all add to the allure, along with custom cabinetry, polished concrete floors, high ceilings and large attic storeroom via retractable ladder. Stacker doors seamlessly connect the living area and entertaining deck, plus a sunny backyard to enjoy with high fences for privacy and direct access to the rear ROW.
A short stroll to a St Georges Road trams, North Fitzroy Village and the open spaces of Edinburgh Gardens, it’s also close to popular schools (zoned to Fitzroy North PS and Fitzroy HS), Rushall Station and the Inner-Circle Rail Trail.
Owners Notes
Architect – Ri Walker
Sustainability was the aim with design and liveability for the home, using bestpractice thermal design. It has insulation in the walls, floors and ceilings in excess of requirements, and in the floor slab to make the most of its hydronic heating.
There is 3000L of water storage, as well as a 2.3kW solar power system with the option to be scaled up. The windows have high-performance double glazing and curtains, and the home also incorporates natural materials and a sense of connection to the outdoors.
Being semi-detached on the northern side there was an intention to use this unique exposure bring light and warmth to the kitchen and living zone through a wall of glass.
