The way you choose to present your home at the Open for Inspection is crucial. This is where potential buyers will form lasting impressions of the property and its worth.
Remember the aim is to attract and appeal to as many buyers as possible. To get the best price, the property must be presented as desirable and sought after. It’s important to think strategically and give buyers what they want.
Objectivity is vital – those viewing your home don’t have the same emotional connection to it as you do and won’t share your affection for its quirks. Here are some tips to keep in mind at inspection time.
Completely de-clutter
Make the home a blank slate – it makes it easier for buyers to imagine themselves living in the space. This goes for cupboards, wardrobes and drawers, too; buyers will open these up to check space and dimensions. Cleaning out the junk drawer will pay off.
Small details
Hide the rubbish and recycling bins from view. Even if they’re tucked down the side of the house, ensure they are firmly closed. Overflowing bins make a poor impression, so head to the tip the day before the inspection if required. Remove mail from the letterbox, stray shoes from the front door and washing from the machine or clothesline.
Show off
If your own furnishings aren’t quite up to scratch, speak to your agent about getting the assistance of a professional property stylist. They can make recommendations and even help with renting furniture and decorations to ensure the home makes a great impression.
Light up
Ensure the property is well lit, no matter the time of day. Throw curtains wide open to flood rooms with natural light during the day, and place lamps strategically to illuminate any shadowy corners. Make it easy for buyers to inspect every nook and cranny.
Easy access
Make sure it’s easy for buyers to move around the home. That might mean pruning along the front path or propping open doors that usually remain shut. If the property has an attic or a cellar, ensure these spaces can be easily inspected.
Timing
Sit down with your agent at the beginning of the sales process to discuss the times and days your viewings will be held. You want as many people as possible to attend, and public holidays and major events can interfere with inspections. Be aware of any that are coming up and avoid them.
Avoid clichés
Contrary to popular belief, ‘homey’ touches like flowers and freshly baked cookies are often unnecessary – savvy buyers see through them. And music is best avoided, as many buyers find it distracting.
Prepare paperwork
Provide buyers with as much additional information about the property as possible. As well as a brochure and information sheet, making paperwork like pest inspections or planning approvals readily available will be appreciated by serious buyers.
