What services will Detector Inspector provide me as a Nelson Alexander customer?

Changes to the Residential Tenancies Act and its regulations came into effect on 29 March 2021, imposing significantly more safety and compliance obligations on Victorian property managers and Rental Providers.

Importantly, there is a shift from recommended specific safety measures to enforcement of mandatory safety checks, including annual smoke alarm servicing and gas and electrical safety checks every two years. The services must be completed within the prescribed time frames. Otherwise, they must be carried out as soon as practicable after a lease change from one renter to another or any time there’s a new written lease.

We have engaged Detector Inspector to provide you with a full solution to these mandatory safety checks as required by the Residential Tenancies Act in Victoria.

What does a smoke alarm safety check include?

Detector Inspector smoke alarm safety checks are carried out by a trained technician, and include—

  • Alarm servicing: A maintenance check on each alarm, including smoke, button and decibel tests
  • Battery replacement: Free replacement of smoke alarm batteries
  • Smoke alarm replacement: Replacing faulty or expired smoke alarms, including free callouts for beeping or faulty alarms
  • Smoke alarm positioning: An assessment as to proper alarm positioning to ensure compliance
  • Digital record: Time and date stamped and geolocated photos of each smoke alarm to provide enduring peace of mind
  • Service report: A digital service report provided upon completion of each service with all applicable smoke alarm legislation


What does a gas safety check include?

Detector Inspector gas safety checks are carried out by a qualified gas fitter with Type A Appliance Servicing accreditation, and include—

  • Gas appliance servicing: Checks include a full service of each mains connected gas appliance and a range of safety tests for carbon monoxide leaks, appliance operating pressures and flame abnormality.
  • A leak and pressure retention test on the main gas line: A recent additional requirement under regulations, Detector Inspector uses specialised instruments with integrated digital reporting to accurately store the test results as a record of compliance
  • Negative pressure test: Test for negative pressure that makes sure that carbon monoxide isn’t being drawn into living spaces via flue or chimney
  • Full 16-point safety check: A full 16-point safety check including a comprehensive safety check of the property against the Australian Standards
  • Comprehensive warranty: 24-month warranty when the property is subscribed to a Safer Home subscription plan
  • Service report: A digital service report is provided upon completion of each service


What does an electrical safety check include?

Detector Inspector electrical safety checks are carried out by qualified electricians and include—

  • Switchboard checks: A thorough switchboard test includes a visual inspection, checks of all fuses, individual breakers, safety switches and wiring. Detector Inspector uses specialised instruments with integrated digital reporting to accurately store the test results as a record of compliance
  • Powerpoint tests: Tests to ensure that earth connections are undamaged and uncorroded, including earth loop and polarity tests of all accessible powerpoints
  • Electrical appliance inspection: A thorough inspection of all owner provided electrical appliances, checking for damage to plugs, leads and casings. Also includes checks of all accessible light switches
  • Replacement of faulty items: Replacement of defective or damaged safety switches, circuit breakers and standard light switches and power points
  • Full 14-point safety check: A full 14-point safety check of the switchboard and each owner supplied electrical appliance, including a comprehensive compliance check of the property against the Australian Standards
  • Service report: A digital service report is provided upon completion of each service
